Hey Daniel,

I suggest to drive to the area to see the actual property you are buying. Go there find a good contractors and talk about the estimation.

I read that about 4 months and have since then given myself a goal to finish a new book everyone Sunday (one a week) Forwarding until now, I just swallow books like a nerd sitting in his room at night (not going out at all) and what about?? You guessed it.. what exactly all of us that read Roberts book ended up getting into.. Real Estate! 

I have fallen in love with Podcasts from BP, books, YT Videos, and everything in between. Every-Day swallowing new information and giving me an actual EXCITING future to look forward to! Never did I think I would want to be an "investor" sounds kinda cool huh. Regardless of what RE provides, people always talk about their "why" that reason for striving to pursue this RE dream. Kinda took my a bit to really figure it out on paper, besides the fact that I knew what RE promised was so awesome! My "why" really consists of FI, being able to learn something (I actually enjoy everyday), making friends with people that are just as passionate as I am (not boring college kids typically found at my age), and most importantly.. peace. Something about it all really says "peace", something enjoyable to wake up to every morning and look forward to (not the toilet calls.. you get the point) 

Like I mentioned with my job, I look to get my first rental (which would actually be my ACTUAL first house) I still live with my parents as of this (I am fortunate to have a position I have) but I really want my own life, and finally begin this journey I say I want so much. I plan on relocating to Jacksonville FL in the coming months. I actually am planning a trip some time in NOV-DEC time where I can take a week to explore the area (ive never been) and get to talk to lenders/agents face-to-face, ask about the area, drive around, and explore my new home! As for my goals.. I have a close friend of mine that I have cursed as well with the "bug" to bring along with me to FL. We plan to pursue a HH (although we are still determining whether that be a MF or SF home to rent by the room) My friend is really passionate about learning from Pace Morby about creative finance so I can guarantee this will be a much used path in our near future. But as for now, I have become really frugal (I learned that word from listening to BP so I think I sound smart now) and have been saving masses from every paycheck to be able to get our first rental to begin a HH strategy for our first house! (kudos to Craig Curelog and his book about this.. actually my favorite read thus far) As for my future plan, I do not have that in writing as to which property comes after this first one. But I am just beginning and excited to see where this all takes me and our crazy markets go. But I am really looking forward to the ride, and have been really enjoying these forums lately (I have set a new goal to daily provide 1-hour MIN to scrolling through and chatting up the people... which has turned into much more than one... I really enjoy it) 

If you have read thus far, something is wrong with you. But I would love to hear from others and anyone about themselves and what got them started and their plan for their journey! 

I feel like I never can know who I will meet within these white boxes, so hello and I hope to hear from many of you!

Hi @John Apple! We only pay contractors for work completed. This helps us with billing and making sure that the contractors are working fast. Because they only get paid for the work done. By implementing this we have saved 2 weeks on average for our flips. We are buying 70% of ARV - Repairs since the market is softening up. Hope that helps!

Hi Garrett, 

On my first few flips when I didnt have much capital I brought on a partner who funded the rehab and I gave them equity. I also took out business credit cards and threw the materials on there and typically you get 12 months interest-free on new business credit cards. Then I paid it off after we sold the property.
