@Owen Dashner I would be open to options 2 and 3. 

I already have a GC that Ive worked with before as well as a lender. That part I have put together once the tenant is out. All I would need from the PM is help give 30 days notice and help run the property once its rented.

Hey everyone. I invest long distance and use property managers for any properties that I own. I am potentially looking at a SFH that is occupied month to month with my to give the tenant 30 days notice and BRRRR the property.

My question is how does one go about a 30 day notice out of state? I use my PM for all tenant interactions on my other properties but would a PM assist me in the 30 day notice for this one without it actually being rented yet? I'm trying to limit my personal interactions with the tenants as much as possible and delegate that part out.

@Tim Willms that sounds tough. The last thing you want is to get a property but it causes a rift between you guys. In the end I believe a lot of us are doing real estate investing to improve our lives but if it is going to make our relationship sour, is it worth it. 

Maybe start off with something small or network with someone that has a deal going to show you guys what it entails without much risk involved?

@Brian Walters even without the much wanted passion that we have, it sounds like your wife is still committed for the ride with you on this. She may not be as excited to see these properties as you are but its a fantastic start.

Having her support and trust is the #1 thing at the end of the day!

@Chris Seveney those are all great points. They have to start somewhere just like you so it is best to start off slow

By on board, I meant more so a partner to help me along the process. Someone that can join me on this journey and learn with me. She trusted what I was doing even when she had no interest, but having her excited to learn as well now makes it so much better!
