@Chase Yokoyama We sacrificed faster growth bc we found a house we loved in an area we wanted to raise a family...therefore we skipped house back and just went with a property that was practically turn key. Long term hold...cash flowing $200+ a month.

I'm inheriting a tenant that just recently broke the lease by bringing in a puppy and a kitten. Trying to figure out how much to charge...monthly or a deposit...or both.

IMO, have your personal finances right. Be disciplined in your saving and spending. Budget.

@Jon Kelly I posted a listing about possible opening in my area in a Facebook group and 30 min later was flooded with messages. I’m sure screening would weed a lot of them out; however, felt reassuring to see such a response. Thanks for the suggestion.

How did you all get past the fear of not being able to rent out your SFH and it sitting vacant for months? Trust the research and just jump in?
