Thanks @Mike McCarthy. Electrical is not split now. I considered splitting meters, but decided to bill average utility costs as rent.

Any experience or suggestions appreciated! Closing on a small duplex this week. 

It has a single 30 year old furnace and one thermostat. Here are options I've got so far:

1. Replace furnace and use window AC units - $4,200

2. Replace furnace, add central AC with zoning - $9,100

3. Add ductless mini-split units for heat and cool - $10,500

Would any particular option have a greater ROI?

For those seeking BRRRRs, Flips or Hold and Rents - what makes a deal work for you?

Are your criteria explicitly laid out in a spreadsheet? Have they changed over time, or amidst Covid-19?

As a new investor, I'd love to hear what others are working with!

What are you seeing these days on non-recourse loans? 

I'm looking to purchase a duplex that will have a DSCR of about 1.7. I have very low reported income. Any advice on securing a non-recourse loan at this point in the game?

Can't say enough how valuable the BP community has been in my journey getting started.  Thank you!
