Hi Michael, you can also try joining Facebook groups for off market properties in Cincy. A lot of wholesalers and owners should be posting deals there. If you're open to expanding your search a bit, Columbus is also a solid market with plenty of rehab and flip opportunities especially in some of the up-and-coming neighborhoods. Happy to send over some resources regarding the Columbus Ohio market and why it's a great market to invest into!

I am a new investor with limited funds and experience. I am wanting to find a Multi Family Home in the lower area of Ohio. Preferably around the Cincinnati, Delhi, Covedale area. I live in Kentucky and might be moving to the area. 

A good option would be a 4 plex.

 Thank you Verna. I will be coming back home during that time. I have been back in the states since this May and will be going back to Omaha area. Still debating on Omaha or Lincoln. 

Both look good for investments in multi-family homes.

With buying a home for personal use, what are the best months of the year to purchase where the cost will be lower. I know the market fluctuates and that can be a factor, but generally speaking. What is the best months to secure a property on the low end? Thank you for your help.

I love your mindset of not wanting to do it with "gimmicks". In my personal opinion, that's kind of the way wholesaling is able to work though. You have to find someone that is willing to sell to you for less than what they could on the open market. There are definitely situations where selling to a wholesaler is someone's bets option, but they're the exception, not the rule.

In speaking to someone who is starting with Flipping/Rehabbing homes. If someone were to seek a hard money lender to aid in the finance of purchasing a property and the cost of the rehab for the flip, How would someone get help with this and what might they need to secure the loan?
