Thanks Paul. I'm in the industrial construction business myself and know exactly what you're talking about. I work for a turnaround company and while I don't tow my RV around to the different jobs, I work with a bunch of guys that do. It blows my mind how so many of these guys work 12 hour days, 7 days a week and still manage to party like they do. I'll definitely look into finding a cheaper piece of land and maybe just running some power to each space and letting them handle water and sewage at an emptying station.

Thanks for the tips guys. I've been digging into it more and reading the local codes regarding RV parks and speaking with zoning commissioners. I definitely anticipated the NIMBY responses regarding zoning. I've gotten picky in my search so that whichever property I buy will have access to city water and sewer and also be zoned appropriately. I haven't developed a Plan B at this point for when the construction slows down. That will depend on the property itself and what it's best use would be if or when the rentals slow down.

Not exactly a mobile home park topic but figured this forum fit the bill closer than any of the others. I'm considering buying a 4 acre tract (thinking 30 spaces) within the city limits to house construction workers for various chemical plants in the area. The demand should be steady for the next 4-5 years. I'm curious as to what the costs will be to develop a wide open piece of land within city limits (access to city water, sewer, electric, etc.) as well as monthly operating costs. Ideally I'd manage it from out of town too which I can see being a challenge. The property is in a fairly high traffic area so once the construction slows down I'd like to convert it into some other form of commercial property, so sharing any thoughts or concerns on converting an RV park into a mixed use or office building would also be appreciated.

Just to add some clarification. The property is just over 4 acres in size and within city limits with access to city electric, water, sewage, etc.

Wanted to get some feedback on developing and running an RV park. I'm considering buy some property near a new chemical plant construction site and turning it into an RV park to house the construction workers. Any feedback on development/ construction costs, monthly operating costs (insurance, electricity, water, sewer, trash, internet, etc.) would be greatly appreciated. Any tips on operating it as an absentee owner would help as well.
