Thanks guys for posting and sharing your tips. I think I'll flip l, then start acquiring rentals. Flipping the houses will stack my nest egg up enough to buy homes and rent them without hurting my pockets.

Hey guys/ gals

I would love it, if someone can help me out with a question that i have. Is it better to use a house as a rental or a flip? Im speaking in terms of Charleston,SC or any other area in the south that doesn't have as much traffic as......lets say New York or something. Please get back to me soon. Thanks

Hello bigger pockets family.

Anyone living or investing in South Carolina? I'm a beginner and I'm very upfront letting  everyone know that I'm here to build relationships and work with people here in South Carolina. If your from South Carolina, drop a line or two, and give me some tips on getting a hard money loan starting out.

GREAT points fellas.

By the way, does anyone know of any mortage loans where you can buy an investment property for 10% down or at least under the usual 25%. I've heard it's according to the property type, depends on how much the bank wants down.

I will definitely advise you of lot deals in charleston. I'm also attending a county tax lien sale tomorrow and they have plenty commercial and residential properties. Everybody wants lots with homes on them but they are missing out because the banks will always win the bidding war. I'll take notes tomorrow as well and mark down what didn't sell for informational purposes so that I can go back and give the country the minimum amount and win big. Mr hinrichs please give me the best contact info for you so I can let you know of properties in charleston with good deals.

hello mr. Underwood.

The property is in a very nice subdivision in Beaufort,SC. The property has a million dollers home right next door to it. The market value of the property is around $30,000 for .25 of an acre. The property minimum bid is starting at 1700 bucks. If I bid on it, a deed can be forwarded in 30 days from the county. It sounds like a good deal to me but as my profile states, I'm very new to investing.
