Congratulations and good luck. 

You may think of returning the security deposit as a cash for keys type scenario. But definitely do notify the case worker and do not hand them any money until they have moved completely out.

The Baltimore REIA is having its main even this Wednesday at 6pm at the best western plus at 5625 O Donnell St. This is supposedly their free event. I have never made it but I hope to make this week.

There's also this event: At Spirits West on Fridays. I've been to this one a couple times and I loved the knowledge.

Quite a few results popped up when I searched the site for executor so I would start there. My first guess would be to send a letter to his address. His executor will be handling his mail and creditors. Just be warned, you won't be the only one so try to stand out.

Are you working with a realtor? A good one should be able to hold your hand through all of these issues. They're quite a few knowledgeable ones on bigger pockets.

Why do you say this first deal isn't a homerun? anything in particular you'd do differently with your near term hind sight?

Also Baltimore sounds rich for buy and hold. I'm currently grappling in San Diego and might need to abandon my local market.

 I think it's extremely unrealistic to expect a home run on your first go. You simply do not know enough or have a big enough network unless you get really lucky. Most people consider the first one as a learning experience and are very happy to not lose money on it. At least that's my experience anyway.

@Aleksandra Serebrenik yes I do invest in Baltimore. I have two so far and may buy more if opportunities arise. My entire family lives in Montréal and the goal is to have some cash flow there to save me having to transfer money every couple of months from here. Also I think the area around Montréal is very desirable.

Congratulations @Juan Banda. Which area was this? Did you have to rehab? How much was the actual purchase price vs sold price and how was the rehab experience?
