Post: VRBO late on payouts ... again!!

A couple of weeks ago VRBO sent me a refund for a property in Destin we were 'destined' to not stay in due to C19. Apparently it was an automatic refund. I don't know if that helps your quest for knowledge.

Even though it's on a private FB page, I would assume a lawyer would be able to argue it's public, since after all, you have access to it. I see libel in her rant. If it was me and I cared about it, I'd probably send her an email or letter advising her that her statements are libel, and subject to referral to a lawyer if she doesn't delete the post. 

I had to do something like that on a recent post that a guy made on my Linkedin profile. The miserable sod deleted his post immediately and disappeared off Linkedin. 

You just can't make everyone happy in this life.

Since it's making money I wouldn't sell it. Get it financed with one of the options. I got 3.375% on a refinanced rental, so good rates to be had. And you wouldn't have to worry about it going to market, the CoronaMarket, nor paying agents fees. And you wouldn't have to worry about 1031 or a big tax hit.

Sell if it's a hole in your wallet.

realtors dont show houses much anymore especially to investors.. driveby walk around it make an offer subject to home inspection thats how its done.. buyer does the leg work not the agent in this modern real estate world

This is why I would try to find a good agent.  

My point is a GOOD agent will have many clients.. and hot deals need to be moved on right away not wait for the agent.. the buyer needs to jump into action.. waiting on ANY agent is going to cause you to miss deals UNLESS they are the agents pocket deals or off market 

Yes I see your point and it is a good one. The trouble I have is trying to be faithful to an agent when I see a good deal, knowing that he or she always seems to need 3 days' notice to show me the place. I've missed too many properties working like that, so if I see a good deal I'll have to call the listing agent. Or get my own license, which may be what I end up doing. I do have an agent looking for me as I type, but he wants to show me $5 million commercial properties. Not my cup of covid tea.

I always pay tax and insurance separately on my mortgages. I think if you escrow insurance you don't get to shop around for rates, is that right? At any rate, I like to see where my money goes when I can.
