You need to confirm with one or the other that the report and/or certificate are the same. Or not, and if so, who issues it.

@Colin M. As @Kirk R. said, your taxes are way off. Log onto the county assessor's website and figure out roughly what other properties of similar square feet are paying annually and that'll give you a baseline.  Gosh, @Tyler Gibson can probably tell you what number to expect. But like Kirk said, here in IL and MO we have high property taxes and I expect roughly $1.50 to $2.50 per square foot annually in MO.

Generally I'm not raising rents. I don't want to be considered heartless given the current climate, especially when my tenants are still paying rent on time (except for one of them). I can only imagine going to court with a tenant (for whatever reason), and them telling the court I raised the rent in the middle of China flu.

I would refi ASAP (just did on mine). Don't tell them you plan to rent it out though. You would not be lying if you didn't volunteer that info. 

Do some market research in your local area on rental returns. While you make a good point that a renter could afford their own mortgage payment, you'd be surprised to find there are people who don't necessarily want to be home owners. 

What was that movie, if you build it, they will come.

Mate is this in Australia or US? I don't know what GREC is. Okay google's my friend. This relates to your property in GA; I remember you had some issues. Do you still have the house? And someone from the forums went to check it for you too, right?

I don't think there's a govt body but you may have small claims court or a lawyer? Perhaps the PM was criminal? Then you have the police. If you can be specific, maybe you'll get better answers. Good luck mate.

All my tenants have paid May rent. I fixed a bunch of stuff the city inspector told me to fix.
