More information needed. Was the lien put on the house after you (I assume) sold it? If that's the case, I believe whoever swore the affidavit committed perjury.

I think everyone should receive a living wage and not have to work for it. Then tear down all the buildings in the country and rebuild with renewable resources. And there would be a giant rainbow in the sky all day, too. 

I'm really curious as to which moron or clown brigade got this latest, greatest bright idea. Socialism is not healthy.

Like @Kirk R. says they want to set up the TV.

Decide on a wall color and paint all your rentals the same. Install the TV bracket yourself so they're not mashing up your walls. 

Someone else on here had a great tip about tinting your undercoat the same color as your topcoat.

For a rental I'd use cheapo vinyl plank for $1.00sf. If you're flipping for that mega dollar, I'd consider engineered hardwood with a soft underlay on the slab.

I guess the cruisers won't be depressed going on cheap cruises. I used to work on cruise ships; the cheaper cruises spelt misery for the crews as the passengers all consisted of "Joe Dirt" and 300 cousins there to get wasted. Any time a virus hits, like Noro Virus, it can mean disaster for everyone on board. These are 2 times when cruise ships can be not so much fun anymore.

I haven't applied it to those companies, but use a similar theory for Walmart, Sams, Chick Fil A, etc. 

I also use school districts. A higher rated school district draws better tenants in my experience. A draw for tenants is always convenience to goods, services and highways for commuting.

There's a lot of good thought on this on other threads and I totally agree with @Aaron K. too. I've offered my tenants no breaks. I had one ask for a discount so I came down about 10%. In return he's staying another 3 months. Another tenant spent a weekend gardening and landscaping so I paid him $150 (off next month's rent). 

The ones who are hurting are those that aren't working and can't get unemployment. Then you'll have to get creative; attempting to work with them. Don't offer them an amount to pay, ask how much they can pay. Then play it by ear. Communication and compassion are your biggest allies in this mess, as I'm finding with my tenants.
