  What is the best/affordable/smart way of mailing out a contract with a pre-paid postage and return envelope all in one?

USPS? Fed-Ex?

What service do you use?

Call Alan Monica - I'm licensed and I still use him on my deals. He's in Palm Beach County

Hi @Karen Williams

There is no monthly space rent.

You OWN the land.

Taxes are $108/month each

HOA 205/month each

So approx. $315/month in expenses, versus  1,300/month Net from renters in Season.

So, until the end of Season (Nov 1 to April 31), each lot will earn $1,000/month after all expenses.

(Management does all the work of managing the Property,   then they send you a check)

After the Season there are occasional Lot renters, but it's not often enough to factor in significantly.

So in a year each Lot would bring in approx. $6,000

With expenses at approx. $3,780 each.

So you won't lose money as you sell them off.

The best potential Buyers are the folks who rent the Lots for the Season. They already spend their Winters here.
