I don't know about Philadelphia, but in Cleveland, Ohio, if you replace the 3 prong outlets back to 2 prong, that will bring it back to code. I had to do this for a house I sold. The only other solution is to run a ground wire to those outlets and that can be costly. If this is something that is being inspected, then check with the local building department and ask them what they want you to do. If its not, I'd leave it alone.

I agree with @Mike B. and @Christen G.Kilz oil base primer is the bomb! Use it on subfloors and lower portion of studs and it will seal whatever odor is left after you bleach and scrub everything down. I got this house smelling so good you could sleep on the floors when I was done...

@Melanie Hartmann, Congratulations on your decision to follow your dreams! So many people fail to follow their dreams because of fear. They let money guide their decisions. Money is important, but it's far from the most important thing!

Throughout my life, I've had opportunities to take positions that would have earned me more money and were supposedly more stable. But of all the mistakes I've made in life, trading my passion for money has never been one of them. I think that alone has put me at the top of my game and has made me one of the happiest people I know. My advice is follow your passion and be the best stay at home mom & wholesaler there is! The money will follow what you are passionate about but more importantly, your HAPPINESS will follow if you follow your dreams.

I look around me and so many people hate their jobs! They can't figure a way out because they get paid too much to quit. So off to work they go...they continue to do what they don't love and invest in real estate because they think that is the path that will make them happy... someday. Too often, someday never comes. Be grateful that you're not like that! You will never regret the choice you made to be home with your kids and follow your dreams. Best of luck on your journey!

Those old Lakewood homes have lots of big windows! It's a very costly project, especially if you're having someone else do the work. I like the idea of learning to do it yourself but I know that's not for everyone. I would imagine that windows won't get you much more in rent, but it may help you rent (or sell) much quicker. That being said, I would only replace the windows if they were bad enough and I couldn't think of any other more valuable improvement to invest my money.

Sellers typically pay the agents commission. Check the paperwork you signed when you agreed to work with your agent.

Cleveland, for the first time, has started pushing rental property owners to register their rentals too and the next phase is hiring dozens more inspectors to start annual inspections of these rental units. I'm not sure what the fine is for noncompliance, but I think it's pretty steep as well.

@Richard D. Sanders III You can back out of the deal if your offer includes a contingency clause...financing, home inspection, etc.
