I will stay away from any courses or programs that cost over $1,000. Especially coaching and/or mentoring. I highly recommend, however, taking $1,000 and under courses. I recommend them over reading books and digging information on BP and Google. You will save time and learn things in order. You will also pick up gurus' tips and tricks not available anywhere.

Connected Investor. Their problem is that they continue to develop new amazing programs and stop caring for existing one.

I know the company. They are a decent company. However, I strongly discourage any mentoring programs. I highly recommend course under $1,000 but do not recommend coaching or mentoring. You will be wasting your money.

There are no secrets in Real Estate Investing. It's a business. You can find (almost) all the information you need here on BP, although some of it may not be easy to find.

This is where educators come in. They basically curate information that already exists in a way that makes it easier to absorb.

I think it's legit to pay up to $100 for books (usually 20-30 is plenty) and anywhere between $200-1000 for a course if this will help frame real estate investing for you in a manner that makes sense to you or if you are looking to learn a specific skill (deal analysis, finding comps, financing deals, estimating rehab costs, etc).

Anything beyond this is them taking advantage of your sense of insecurity or unfamiliarity.

There are no secrets in Real Estate Investing? Really............? I don't know your definition of secrets but there are plenty. The whole business is secret. Not everyone knows about, to begin with.

I had many aha moments attending various seminars. There are many genius out there that are out of this world. Mindbenders. People literally drop their jaws to the floor in shock and awe while listening to great ideas. Maybe you count great ideas separate from secrets.

There are plenty of secrets out there to increase your odds and adding new arsenal. At the end, it is almost always your performance. I saw too many people pay $50,000 and never even went through the whole course and never even try to do anything in terms of marketing.

Joe McCall will never do that. It can't speak for Rob Swanson as I never had any encounter with his services. Joe, I can tell you with certainty that he is not a crook. His staff will take care any problems in less than 48 hours. Normally responds within 2-3 hours.

I highly recommend paid education at the beginning or any subject that you do not know. However, I am strongly against pay for higher level or mentoring packages. In addition, do not purchase same subject matters more than twice. For example, one wholesaling course, one fix and flip course, one lease option courses, one subject to, and one notes course, and so one. Even so, many contents will be duplicate with only 1-20% new contents depends on the courses. Law of diminishing return kicks in after two courses.

Don't spend more than $1500 for a course. I will keep it less than $1000. Don't waste time trying to pick up information Googling, BP, or local meetup.

You should use local meetup for networking and potential deals in the future not for the foundation of education. You can save money by skipping steak dinner but don't try to save $1000 for your education that will be the foundation of your career.

Please don't go for mentoring. Don't go for any upsell that costs more than $1,000. Have a strong foundation. Learn bags of tricks that can give you an edge in this competitive market. Once you get the proper education, you will know what I mean.

Many things are available on BP. Better yet, many things are available if you Google. That does not mean much. Just like I said, it is the little thing that can make a world of difference.

They will always trying to sell you there as that is a  nature of their business. However, that doesn't mean you shouldn't go. Almost all gurus have something up in their sleeves that can make you thousands of $$$ in the future. Especially if you haven't been to many paid education, you should go. If you been to many courses, law of diminishing return kicks in.

If the education costs over $1,000, probably don't go. If the education cost is under $1,000, definitely go.

The reality as @Aaron Mazzrillo stated is these companies are all fronted by UTAH based seminar companies Every single one of them.. And further more their presentations and how they do buisness is steeped in MLM... and guess who backs MLM  the floors in Utah.. its simply a fact.

I personally probably have more first hand knowledge than most on BP with these guys.. as I have funded many of their students deals over the last 20 years..

I think all of these venues from BP to gurus over glamorize how easy it is to make money in this industry and you will always have rock stars in any industry.. but the fact is 90% will fail .

the ones that dont have day jobs make good money and buy rentals for long term

Yes, I see that almost all educators are either from Florida or Utah. If my wordings are harsh, I apologize. I do not like people trying to make this business sound easy. Chances of those of you search Google to learn 100% of REI business is very slim to none.

If you want to get free education, your best bet is attend local REI meeting to get acquainted with an expert. It may cost you to join the club. That is the best bet. even so, no one will provide an education in A-Z in proper order. There are educations available on this site that are decent. However, I really feel there are some gap in quality compare to many of the paid educations I learned.

I guess, your willingness to carry out what you learned is more important than education. No matter what you learned, you have to execute. There is always more things to learn form your own experience.

I am all for paid education but with a bit of filter. First, do not pay over $2,000. Next, stay away from one to one mentoring-STAY FAR AWAY. Do not continue to purchase same/similar wholesaling courses. I recommend buying one course on "Wholesaling" and another specialized courses such as "vacant home", "probate", "note", "tax lien", "rehab", "apartment", "funding/private lender", and so on.

Do not purchase too many courses at the beginning as information constantly change. You should always start with wholesaling and buy as you need them. Information, just like technology, normally gets cheaper as time passes.

You can get the same info from free sites but you may have to read same stuff thousand times before you get to valuable information that not too many of your competitors have. Besides many information is not in organized format. To me, time is an important factor. In addition, most of gurus will give you one or two awe moments that can make you thousands of $$$ in your career. None of them are full of surprises from the beginning to end. Most manuals are 100-300 pages. Less than ten pages are those wow pages. To some, it is waste of money. For people like me, it is valuable information worth my money (normally less than $1000).
