Do not do this without proper permitting. 
My recommendation is pay the 12-15k it will cost for the plans with an architect. Believe me Rent roll is one thing but if you go and try to sell property in the next few years your new buyers will questions a lot of things.

Rates hovering around 7 percent and building being RS there is not much upside. Better invest your money into a building with 5 units or less and rearrange the rooms to get up the NOI.

Im paying around 250 a buildable square foot. Depends on area of course and what my play is CONDO, RENTAL etc

My recommendation if you are not familiar with your policy like the rest of the nation you might want to hire an adjuster. They will be able to tell you how to squeeze the most out of your policy.

This might upset many AIRBNB professionals here but I believe for anyone who is starting out in the real estate investing world, please focus on stability and a fixed income before trying to go for the "big" returns in the Airbnb space. 

Build a healthy portfolio with a fixed return before betting on the ever changing airbnb landscape.

I have built a general construction company, property management company, debt/equity company and now providing valuable information to new and/or seasoned investors is what I do. I take pride in providing valuable information to the many pitfalls that many real estate investors do not see. You are welcomed to view my posts about the nuances of real estate investing and you can clearly see that I am not saying Location, location, location is important, I am mentioning what are costs associated with bridge loans, agency loans, pref equity, mezzanine debt etc.
