@Eric Ferreira have you picked a brokerage?  Most of the good ones have training programs.  The NV test is pretty straight-forward.

@Titus Capilnean What are you looking for in legal counsel?  In Nevada, few transactions require legal counsel, as almost all Re documents are on a standardized form, and a quality Realtor/Real Estate professional will be able to address most needs.  I have only used a lawyer once in the last dozen transactions.

I know some states require a real estate lawyer, but Nevada is not one of them.

But if you do need one for a specific reason, send me a message and I will reply with referrals.  I can recommend people I use for the other positions you need as well.  Additionally, @Virginia Marphis is one of the top professionals in the area, so you can trust her recommendations.

@Laura V. I think Thomas makes a good point about the character of the neighborhood.

Personally, I would not use brick here because it could detract from the grey stone facade on the 1st level.  If you do want brick for some reason, i would go with one that is more neutral and modern.  Maybe that tan of your steps or the building to your left.

Would have to see some of your numbers, but tile should usually run at least 3x more than vinyl.  What is the subsurface?

@Cory Gardner It is good that you are thinking about this ahead of time.  I sit on a board which is actively involved in litigation against a property owner who is running an AirBnB in a community which expressly forbids it. 

@Rebecca McKenna-Inman is right, but I would probably start with the Board which manages the community or the Community Manager to get an initial feel on whether the community will allow it or not.  Then dig into the CC&R's to check before you buy.
