We're in Seattle as well - you look young like I am Tommy, I'd stay the course and keep buying and holding. You're in a great market, and assuming your properties are cash flowing a minor recession won't be an issue. Cheers!

Homes here are 3x cheaper than Seattle and there's a solid existing rental market with the Navy base.

I agree with Michael's assessment about Bremerton- we've been seriously considering it for about a year but with lots of rehabs running here in Seattle haven't found the time to do our due diligence on anything just yet.

Everett also seems like a good bet but I'm not a huge fan of the area, plus being on the south side its a bit harder for me to get to. Maybe later once I have a team :).

The rules seem to be changing with the recent reccomendations around ADU's and DADU's. For now most people adopt the approach Brian mentions:

The stability and cash flow of a buy and hold property is pretty incredible at any age - we're building our retirement out of those kinds of properties and at 60 there's no reason you couldn't do the same. 

Our Short Term Rentals have also been getting great returns and are pretty fun to run if you enjoy hospitality and travel.

I'll disagree with Patricia on this specific case- when you're talking about college students, there is definitely a peak rental season (summer) and there are definitely tips and tricks. 99% of college students aren't going to start a school year without a rental locked up, so although you can definitely rent your unit any time of the year you should organize your lease periods around the school schedule if you are right next to a campus and a good candidate for off campus housing.

On tip: we list our units both as individual rooms and as whole houses- often an individual room renter will market the house to friends and fellow students and fill the remaining vacancies. We also maintain friendly relationships with our existing tenants, and occasionally ask them to post on facebook, their campus groups,  and generally reach out to their network to fill vacancies.

We have the same problem on our 1940s clawfoot tub (cast iron) and porcelain sink in our STR over in West Seattle. Home Depot and the like sell reglazing kits, and/or or you can use a paint sprayer and a specialty paint compound. We have the supplies but haven't pulled the trigger yet (partially because it has to stay dry for 48 hours and we're in the middle of the busy summer season!) but will report back. Cheers!
