Straightline funding will do 80% LTV on duplex / triplex / quad. I've used them before, but you will pay a premium on interest.

@Louis Porter Jr. Louis you can take a look at straightline funding they will finance your deal with no tax returns and no DTI ratio, Financing is strictly off how the property performs. You will need to set up an LLC to do this.

I did this less than 60 days ago for earnest money deposit. Bought 2 $500 Amex cards from Walmart; purchased a money gram money order with it

Total fees were $2.50 per gift card plus $1.50 for the money order.

Strategies I’ve used is you use your credit card to purchase Amex / visa gift card. Then use that gift card to buy a money order. I use the money order for earnest money deposits. Or u can deposit it straight into your bank account. You turn that credit into cash for little to nothing and get the credit card points

I had choice home warranty on my prior personal residence, absolutely useless. I had an issue with my fridge they didn’t cover what ever specific part actually broke. Dryer stopped working again they didn’t cover it. I canceled after that.

B.S. in Business administration, college will help you 0% with real estate. I learned about REI from YouTube / bigger pockets / other investors , college had no influence at all.

You purchase as many as you can under your Perosnal credit to get the best rates once your DTI is maxed out u switch to private / commercial financing through an LLC. Some people purchase 4 unit builds and refer to that as 4 properties, it's truly one property with 4 doors.

Previous replays were spot on if money becomes an issue you can utilize business credit for down payments and repay with your rental income.
