I've sent out a direct mail campaign and hired Patlive to help with the call taking since I won't be able to take all the calls with a fulltime day job. My questions is what questions should I include in my script to Patlive to insure that I have the all the information I need to prep for a call with a seller?

I will also be buying from distance trying to BRRRR value add properties, so anything that would get me the most info on property condition, Cost of Rehab, ARV, etc would be helpful.

Just sent out a direct mail campaign to a midwestern market that I intend to invest in from distance. 

Is anyone familiar with reliable strategies to gather information to analyze these off-market deals? I am mostly interested in Rehab deals to BRRRR.

I know the seller themselves could provide information but I am concerned that motivated sellers will deliberately leave out the bad details of the property. Could an agent potentially gather reliable information on the property if I would offer them some commission on the sale in exchange for some assistance with the due diligence? 

Any information from investors that have invested in off-market deals from a distance would be greatly appreciated

Hello, 

I currently have one small scale deal under my belt and am interested in scaling larger. As with most beginners a lack of capital is my biggest challenge right now and I am just beginning to research the process of raising private capital. 

My main question is what contingencies are absolute necessities to include in contracts when getting a property under contract that I will need to raise financing for at a later time?

Also being that I am a beginner I understand that even with a good deal I may fail to raise the money necessary to purchase a property in the allotted time. If this happens what financial penalties would I endure if any? Would I just likely lose an earnest money deposit? Take a credit hit? etc.

Looking for a service to help take on the load of phone calls coming in from a direct mail campaign.

Anybody know of a good service that helps take incoming calls and organizing the information from those calls into an easily digestible format?

I only really need advice with this since I will be working a full-time job and won't be able to leave my desk to take multiple calls per day. Any advice would be appreciated. 

Setting up my first Direct mail campaign. Before sending it out I had one question pop up. Right now I only have enough capital for 1, maybe 2 purchases and rehabs. For these campaigns have people been able to switch between buying and wholesaling if the opportunity presents itself?

For example, I send out a mailing campaign get one deal out of it and then have another good deal pop up that I don't have the capital for. Would it be realistic for someone with a full-time job to be able to wholesale a deal or two in a reasonable amount of time ( 10-15 hours/week)? Or would a job like this require a much larger time commitment?

So I have been doing my research into markets and have settled on looking in the Kansas City Market since I have personal connections there and it seems to have great ROI.

I am in the process of putting together a direct mail campaign and would like to hear some other opinions on the best lists to send to and where to get those lists from. 

Right now I am leaning towards the divorcee list. The absentee owners list seems oversaturated and likely has a lot more competition. Is this logic sound? or is the absentee owners list or some other list something that should not be missed?

Also, what do people recommend for the physical letters? Yellow letters? postcards? Is spending the money for handwritten fonts worth it? 

I plan on resending to the same list once every 3-months and go through the same list for a 4-cycles. 

I'm just a newbie who is open to any advice or critiques.
