Thanks for posting this question. After a few weeks of looking at Sacramento properties and crunching the numbers, I've been wondering the same this myself.  Will be interested to see the responses to your post.

Hello all,

Today I saw several signs in central Sacramento saying something like "Earn $120K/year as a Real Estate Investor.  Call 916 ___-_____. "   Is it a scam -- perhaps someone trying to separate newbie real estate investors from their cash?

Hi Joseph, please pardon my ignorance, but what are "A/B neighbors"?  And yes, HOAs can be very high.  They've definitely knocked properties out of consideration for me.

Hi Sophia,

Thanks for the welcome message. My two primary areas of interest are Buy and Hold and Flipping. I'm in learning mode right now, but will soon switch to deal-finding mode and will reach out to you then.

Hello all,

Another Sacramento newbie here. My real estate transaction experience is minimal -- but I did recently buy a single family home to live in, and owned a rental condo back East for a few years. I also have experience as a former lawyer who did some real estate work, and as a marketing professional in the mortgage, multifamily rental, and building products industries.

My goal here on BP is to learn, network, build my team, and find a do deals.

Regards,

Michael Harold
