@Account Closed 1 successful deal does not make me a professional. I'm proud of the fact I just profited $47,000 on my 1st flip but I'm not naïve enough to think I have it all figured out. I also believe in networking, reading lots of books, listening to tons of podcasts etc. Doing all these things is what helped the deal.

I'd rather be able to bounce things off a trusted individual than have 10 I have to run credentials on to trust. Coaching is more than reading a book. I do not get yiour philosophy "those who seek out coached are those whom financing becomes a problem and they look for all the fast attractive catch phrases that coaches advertise, no money down, subject to, creative financing etc etc"

I have plenty of cash and plenty of additional financing. Why wouldn't I seek out someone to maximize my potential?

I've just closed on the sell of my 1st flip. It went excellent. I am looking to invest in a coach to take my investing to a professional level. I really like Chad Carson but he is unable to do any coaching at this time.

Do you have any recommendations for a coach? What do you like about the coach and what makes the relationship work?

Yeah she went in to an assisted living facility at an old age. Not sure of the details. In still trying to make a connection with her or the family.

I was recently contacted by a friend's mother whose neighbor has a reverse mortgage and will be "losing it" to the bank. Is this considered a foreclosure? Will it go to auction? I'm planning on contacting the bank that owns the mortgage but not sure what to ask or even if they'll give me any info. Suggestions welcome. Thanks.

Nolan Martineau I did not use hard money. I used an equity loan and cash.

Thanks Kevin Tran. The 1st lesson was overcoming a little fear offering far less than the insured wanted and then willing to walk away if it didn't work. Don't force things but ask for what you want, 1st lesson. Don't always use the cheapest painter. He was a nice guy but didn't do very well. Other than the painter I didn't have much trouble. I was very nice to all of them and trusted them as much as I could let go. Several of them gave me discounts in the end. I saved over a grand with 3 contractors. Pay them what they're due quickly and make them feel like they want to work for you not just a job. I heard a podcast where a guy said "if I'm going to flourish I want my contractors too as well". That's my current philosophy. Build trust and a network. Don't be afraid. Be kind but take the bull by the horns with authority.

Kathy Benson What are you nervous about? If you know your #'s then it's all about jumping in from there. If you don't know your #'s may I suggest going to a box store and looking at prices of things you would put in your flip. Talk to various contractors and know what they charge. See if they'll let you go on a job with them. Regardless at some point you'll have to jump in if you want to really get in the pool. That's a scary thing but as anything it's the fun and exciting part. You really have nothing to lose. Don't let fear grip you.
