@Aaron K. Yeah these properties are a bit off but I know for sure just looking at them that the subject property I was looking at is worth more then these which is a good thing to consider when making a choice about how much rent should be charged. Thanks for the help. I’ll feel a little more confident making these decisions when analyzing properties.

@Aaron K. Yeah the subject property is 47 probasco rd East Windsor nj. 08520. No value in purchasing. Just practicing and evaluating.

@Aaron K. It’s in the suburbs in New Jersey. The houses are selling for around 3-400k. I just don’t see anything for rent that’s comparable to the same property. Some apartments are for rent. Maybe it’s the pandemic?

Hello everyone. I am starting to analyze properties and I am looking to see how much the subject property will potentially rent for. I am looking for other rents on zillow and craigslist to find a similar comparable property but I cannot find one at all. There are many sold house comparables. Is it just that this house isn't meant to be rented and only bought and sold? I also heard rentometer by itself isn't enough and I have to compare with my research.

How can I quickly estimate a general ARV when I am looking at properties to know if it's worth divining in and analyzing further ? I am catching myself spending too much time analyzing one property before knowing that it's worth anything.

I wanted to get started with real estate investing and I know that networking is extremely important. I signed up to have a meeting from the bigger pockets site but will no longer participate during this crisis (They probably cancelled event anyways). 

Im planning on investing in the NJ/NY area. What are other ways to develop business relationships during this time?
