@Whitney Hutten Yes that would be great. Thank you very much

@Whitney Hutten That’s a great. Is that like a portfolio lender? My credit score is high. I’m just doing part time work at the moment and Cannot show much income.

Hello everyone. I was wondering if it would be possible to bring on a partner to refinance for me on a hypothetical deal?

I won’t be able to refinance because the last 2 years in my job I didn’t make enough income to qualify. At one point I thought the gross income in my business would be good enough to qualify but later found out that they only look at gross income for W2 workers.

I would be the one who finds the deal but I would need someone else to refinance when the time presents itself. Is this possible?

Im hoping I could bypass wholesaling and flipping this to build capital and get straight into Brrring with opm. Is that possible?

Hello. I’m Michael Giaquinto and I wanted to know if anyone was interested in doing personal training in Brooklyn NY. I’m about 10-15 minutes from the verrazano bridge.

I’m also looking to get into real estate and have been constantly studying. It would be great to help my fellow investors get in great shape and maybe we can talk a little about real estate.

I’ve been a personal trainer for 12 years now. I take my craft very seriously. If you want you can take a look at my website and see if you’re interested to talk. First session is free!

(P.S. due to COVID-19 the location has changed and I make sure I maintain a clean area and wear a mask)

1 bed 1 bath I updated this. This time its a 15% cash return.

Thanks for all of your help. What would a good cash flow goal be then to target?

So I have analyzed this rental property and think it will cash flow at least 100 dollars if i get it for this price. What do you think?

@John Walter Yeah Im just practicing running numbers. I would love to buy a property within a year but it seems unreasonable with losing my job and just getting by. This is an opportunity to learn for me and the second this pandemic end I’m joining a real estate group. I signed up right before this all happened and then it was too late. Sorry about the rant and thank you for this great information!

@John Walter Yeah. I want to analyze about 100 properties and then see a realtor. If I’m looking at properties Rn on Zillow just to practice, don’t you think they’d be annoyed if I had contacted them when I’m just looking at random properties to practice? Also property managers is a great idea and I should remember then when I’m ready to get info.

@Jonathan R McLaughlin thanks I will get it near the end of my 100 analysis’s.
