For any flippers/rehabbers that do deals in the philly market, what would you say are some estimated rehab costs per sq/ft? Just trying to get other professionals opinions to compare to my own that I’ve gathered. For basic, medium, and full gut rehabs. Would appreciate anyones input. And I hope everyone is staying safe and healthy during these wild times!

@jake It was located on 2100 block of e Albert and no we never got it locked down. She was looking for way too much since some bozo offered 300k for the properties.

@Troy Sheets how much would you typically pay for architecture/permitting/engineering costs? or does it vary drastically based on the project?

@Account Closed honestly I’m fine walking away from this one, my partner wanted to push this one through but I felt like it would’ve been a mistake especially at the price she was looking for and the amount of work needed. Definitely appreciate your input on this one!

@Mayer M. gotcha! I doubt the owner will take that amount. Going to meet with the owner on Friday so we’ll see then, Glad to know what my offer should be around because my numbers were way off.

@Mayer M. they’re both 744 sq ft, and we were going to offer them 230k for both and and assign the contact for 250k. I know new construction is going around 350-400k in the area
