@Theresa Harris Thanks - At this point I have connected with 2 lenders that would actually give me time.. not sure if you got the impression I was shopping around at dozens of banks.

@Bruce Lynn - Agree on Farmers Branch.  I went to middle school over there and it's crazy to see how much parts of it are already starting to change especially up near 635.   

I've also been very intrigued with the Cedars area South of downtown in the past.. It fell off my radar until you mentioned it.  It seems to have great potential but also seems like it would require quite a bit of energy to flip.  Which brings me back to my original thoughts - It feels like all of Dallas immediately surrounding downtown is looking to gentrify and become higher end, which really doesn't seem logical or feasible given the need to have housing for all income levels.  I don't know the politics behind everything going on but it almost seems like the city / developers are going to spread themselves too thin and end up a mixed bag of developments, some of which I believe will fail.

@Ryan Dierker - Thanks for the reply.  I was just looking in the area you live yesterday and do really like it.  I've lived here my whole life and after spending time over there, I agree that it's the best of the three.  I'm still very intrigued with Elm Thicket... give it a quick Google if you ever get bored.  Mind if I ask what type of unit you're in over there?  Seems to be a bunch of townhomes which I like. 

Hi All, I've been reading on here for several years but just now in a situation where it makes sense to buy.  I'd be buying as a primary residence and have spent the last week looking for a mortgage.  It has been quite the experience - I don't hear back from half the banks and lenders that I reach out to (though I feel I'm qualified in the eyes of most lenders) and then it seems like the other half of the lenders I reach out to share my information with all their lender friends (most of which I haven't heard of).  I've seen everything from 2.75-3.75% on interest rates.  I'll continue searching the BP forums for answers but in the meantime I'll post my questions here as well :)

  • -Is this a typical experience?
  • -Is my understanding correct that I can apply for prequalification with as many lenders as I would like within a 14 day period without my credit being affected?  Are there any downsides to doing this?
  • -I'm not sure if I'm able to ask for recommendations on where to look for a mortgage in this particular forum, if I'm not, do you have any resources you can direct me to?

Hello all, I am interested in getting everyone's thoughts on the up and coming areas of Dallas that will end up being A or high B areas neighborhoods. Simply put, I've heard just about every area of Dallas is "up and coming" or being gentrified but I personally don't think all will successfully flip. I'm asking from the perspective of looking for a personal SFR in a nice area with a better shot at appreciation, not from a rentals perspective.

I've heard Trinity Groves, the area east of 75 that's south of the M streets and North of Deep Ellum, and several others.  The area I'm most intrigued about is Elm Thicket with $1m houses popping up on streets that are predominantly ~$150-$300k houses.

Thanks Kenneth - I was hoping it was more of a tax thing and simply not generating cash would suffice but now after including the word “intent” to my search per your advice, I see that it is not a good idea.  Glad I asked :).  I guess I wait for my lease to end or try and sublet. Thanks again
