Well since you telling the world that you have 500 K it’s not clear how you got 500k If you got it working can you get it again while you invest the first 500k into Assets?

 Yes

I have $500k in cash liquid. LOSING MONEY AS WE SPEAK lol I am making my real estate plan, and I want to get paid later as if I showed up and worked a job. In California where the prices are high but the appreciation is also high with 500k how many rentals could I acquire then cash out refi into more properties in 10 years starting with what I got now?

I am learning a lot of info and one of the things I stumbled across is the 1% or 10% rule for holding real estate is this still applicable in California? If not what are the metrics you care the most about for investment properties or multi family?

Hello new friends I have 500k I want to put into an apartment deal. I have decided on Detroit, Mi or surrounding areas given the Cash Flow Chart BP put out. Does anyone have experience investing in this area any pros or cons I should be aware of?

Hi Micheal, what kind of market are you looking to invest in? More cash flow or appreciative? Let me know so I can answer a question you may have!

Quote from @Bruce Lynn:

Are you an accredited investor?

Do you want to do it all on your own, or partner with others?

Many great investors like the Sunbelt landlord friendly states....NC,SC, GA, TX, AL, AZ, and TN.

Is the $500K in the bank ready to go today?   If you can make decisions quickly you can take advantage before the end of the year.

Yes it is liquid. Thanks for the advice

@Michael Figueroa I've helped a couple hundred investors get started in the Oklahoma City area. I'm happy to overview the market for you, give pros/cons and stats that you can use when comparing different markets. I'm also happy to connect you with some investors from your area that made moves here so you can get some feedback from their POV. I can also connect you with a steady drip of properties that are available and/or recently sold so that you can keep comparing what our market is doing vs others that you're considering. If any of that sounds helpful feel free to reach out!

I am a Newbie investor interested in Multi Family I researched house flipping to death and I haven’t started researching this sector so before I get started what are the terms and bits of knowledge that are absolutely paramount to know in this field. Also any books that you can recommend?
