Post: Is it just me, or has BP changed over the past few years?

Well I hope my "no experience" "new to to real estate" 2¢ doesn't offend anyone but I think this goes to exactly one of the things the David Greene talks about. "Managing expectations".

I have watched dozens of hours of BP content on Youtube and read lots of posts and articles. Everything I need to know to be a real estate millionaire is available on BiggerPockets.com for free or be learned by following the BP process. So why don't more people actually become successful in real estate (or any other endeavor for that matter)? In one of the podcasts that I watched Brandon said they found the thing that stops most people is mindset. Posts in this thread have said very few people actually buy more then 1 property and even less buy more then 3 properties. That doesn't sound like a lack of knowledge or skills, it sounds like a lack of true investor mindset. So is it any surprise that they are pushing more and more content that is aimed at mindset?

However, having said that, I want more nitty-gritty stuff too, but I'm always thirsting for more BP knowledge.

But again, I'm just a no experience, new to to real estate, investor and this is just my 2¢.

New Update:

The appraisal is finally back and it came in at 10k over asking so... CHA-CHING! Instant equity! All that's left is the actual close. 

The 90 day challenge finish line is in sight!

Hi Robert,

I looked at the BP report and it seems like it might be a good deal even at their asking price, if the rent amount in the report is accurate. At that rent it beats the 1% rule. If on the other hand, you have to put $40k in to each unit then maybe not so much. Maybe they would be open to seller financing. Pace Morby was on a few BP podcasts recently and has a Youtube channel where he does live calls with sellers. He might give you some more ideals to help you close. Good luck!

Hey Manny,

Congrats on your deal! I will be using Propel Property Management after I close (fingers crossed) on my deal in Warren. Logical Property Management is top notch as well. @Drew Sygit has a great blog. Both would be able to help line up contractors for you. As for appliances the Detroit Land Bank lists Sam's Appliances but I've never dealt with them and their website's security cert is expired. I haven't looked in to any others yet.

What location? What kind of houses? Are you looking for cash partners or skills partners? Flip? Buy and hold? Rehab? Turnkey?

 I just used a resume template from MS Word and kept messing with it until I liked how it looked.
