Hi All,

I was wondering what everyone is using for online rent payment collection? I have gone through the BP forums and found a list of good online rent payment systems, but I wanted to see if anyone had feedback (good or bad) on what they are using. I am looking for something cost effective too.

I used to use Dwolla and then SparkRent before that but they have both shut down. THANKS in advance!

Hi Everyone,

2 nights ago, the AC unit in one of my rentals stopped working. I normally have a good AC guy come but he cancelled on me at the last second because of a family emergency. I scrambled to find an AC guy on the internet.... Of course AC guy took advantage of the situation and I got ripped off big time.

Lesson Learned: I want to compile a list of good HVAC guys who will charge a fair price and I'd like to ask you for help.

If you know of good contractors (HVAC, electricians, plumbers) and you are willing to share, could you please PM me?

I greatly appreciate the help!

Hi everyone!

I recently purchased a rental property in the Tampa Bay area.

The house did not come with any light fixtures. I was wondering if I should replace the lights with light fixtures or with ceiling fans (that have light fixtures).

PROS:

Could make the house easier to rent out

CONS:

Another thing to break in the house (especially since fans are mechanical)

What are your thoughts on this issue? Please advise
