Thanks for sharing @Robin Simon. Great information about DSCR loans. These are a popular choice for investors who are looking to scale their rental portfolio by presenting lenders with a solid numbers on a deal. When I speak with lenders, lots of them are promoting their non-QM options to really stand out from the crowd. My only suggestion for investors new to non-QM products is to have reserves when agreeing to take on these types of loans.

Hey @JJ Lunsford have you checked out the Hard Money Lending Directory yet? Private money lending is best for investors with some experience and the capital to support the type of loan they're requesting (20-25% down). The interest rates will vary but it's safe to assume they will be higher than some of the conventional products you can apply for.

Hey @Zach Taylor have you checked out the Wisconsin Hard Money Lending Directory? All of these lenders are licensed in WI and most have a DSCR program. I would recommend getting a few term sheets from them and your local lenders.
