Hello Bigger Pockets!

It's great to be here today speaking to all of you. 

I have been a member for almost a year now but recently moved to Dallas, Texas and am getting serious about my real estate career. I have a full time job, a YouTube channel and am building out a coaching business and website but I love real estate and want to expand my horizons there as well. I have done one deal previously, a live-in flip in Boise, ID that was extremely lucrative and from that point on I have been hooked. My strategy is two-fold: I want to wholesale/flip to make some quick cash while at the same time syndicating large multifamily deals. My goals are very ambitious and if you are a fellow big time thinker, then I would love to meet with you! 

I would love to connect with you and hopefully add value to you so we can get wealthy and successful together! I'm interested in meeting with people from all walks of the industry so that I can expand my knowledge and add value to the community in any way that I can. Single-family residence fix & flip investment in Boise.

Purchase price: $250,000
Cash invested: $4,000
Sale price: $315,000

I purchased a primary residence in a B+ class neighborhood in the scorching-hot single family market in Boise, ID in June of 2019. Over the course of that time, I made several simple upgrades such as new light fixtures, landscaping, a side gate, blinds, and a deck and retaining wall in the backyard.

I live in Boise, Idaho and purchased a primary residence a few months back. I’ve been saving money and have about 10k at this point that I’m ready to invest in cash-flowing real estate. I’m looking at all property types in every market. Any suggestions?

@Don Spafford Thank you for the insight here, its good to have other Idaho investors to talk to for advice. I am not planning on managing this one, at least at first. I'm curious about the properties out of state that you have never been to... did you fix them up first before tenants moved in? If so, how did you accomplish this? Are they turnkey?

I just bought a single-daily home for 250,000 in Boise, Idaho that is to be my primary residence. However, with population growth exploding here, I want to turn around by this time next year and buy my first rental property. There appear to be some promising deals all across this state... any tips for moderately long-distance investing? This is in “innovative strategies” because I want to invest here in town but margins are low here.
