My STR is in a condo complex that is having trouble getting owners to fill out the association application and lease agreements. Owners don't want to pay the associated fees, etc. Are lobby keyless lock systems being used to help encourage compliance?

Last year I bought two condos in the same Naples Florida building. Prior to buying, my realtor checked the condo rules regarding short term rentals and found that the building allows monthly rentals with 3 two week exceptions. Recently the County has been making noise about restricting short term rental to 6 months (there is a law in place that has not been enforced). But due to pushback they are going to study the matter further. However my condo board has decided to jump ahead all suspend all short term rental applications citing the counties negative position on short term rentals. I bought the condos assuming I could rent them, do I have any recourse?

I own a couple of units in a building with 60 plus units. I have keyless entry on my units, but the lobby door still requires a key. The building is planning a lobby and entry way makeover, what solution is out there for an apartment complex lobby keyless entry solution? Thanks!

some plaster work will need to be done in the next few days where they cut it out for drying purposes

I own a property in Florida. The apartment above me leaked water into my ground floor apartment. Plumbers report will say that the overflow drain on the apartment above me broke. My tenant, an attorney, was very upset and left the next day. I got him a hotel room where he is now. I have let him out of the lease and he is now in the processes of moving out and looking for another place. Today after several days the service company removed the big fans and the dehumidifiers from the apartment. Adjuster is coming tomorrow. What is my responsibility to the renter as far as hotel is concerned? What should I be doing at this point? I also have two insurance policies on the apartment both with a $1,000 deductible, each has some provisions the other doesn't. Thanks for any advice

My wife is from Argentina, we are thinking of buying a rental property there. Can I (we?) write off yearly travel expenses incurred while visiting the property? If I bought the property inside a self directed IRA would your answer to the previous question change?
