This person is even under contract and they are telling you they are refusing your requirements. This called a red flag or near miss and you should move on to another canidate.

It's all cash-flow against your risk tolerance. SFH - low risk, low returns; MF more risk, more returns

If you're first-time buyer- buy now or but never.  Can't time the market.

This year my highest returns have been investing back into the portfolio to capture these higher rents to increase value and NOIs for 2023 refi.

My SFH portfolio in AZ is down -1.7% but still up 48% over 24 months

My SFH portfolio in PA is up 2.2% and still up 67% over last 24 months

Remember RE is regional and places like Ls Vegas and Orlando historically absorb the big swings. Furthermore, a 30% "crash" in a region should be looked at against that regions appreciation over the last 24 months; which is probably a net 20% gain.  Supply and demand still dictates markets.  Inventory is still low and 5.5% interest rates historically have not been enough downward pressure to depreciate prices.

Not your problem. DO NOT GET INVLOVED!  The lease continues as written. They figure it out.   You collect rent or evict if rent is not paid.

The AC works so you have no leverage. In the future, take the credit and once you take ownership start your repairs. Best to replace the AC immediately to check-off one of the larger CapEx items for 10 years rather the headache of a nickel and dime operation.

Drop the price and fire your PM.  If the PM had any value they would have stopped you from overpricing it.  I looked at the listing and the photos and description are fine.  I know RE is local but 60+ days on market is unacceptable.  

List it yourself. Don't pay to make zero money, you can do that for free all day.

 Send them this letter:

"We appreciate you have decide to make our property your home for the last several years but it appears by the steady number and length of your emails that the home is not meeting your standards.  Therefore, we can offer you early release from your lease 60-days from the date of this letter  Again, we appreciate your business and will provide a favorable reference letter for your new landlord"
