Hi Julie,

There is a book real estate math DeMYSTiFieD (exactly like that) A SELF TEACHING GUIDE, by Stephen P Mooney. That book might help as there is a section on investment real estate with examples. There are many online videos about real estate math. There may be other helpful information on this site.

First you can speak with multiple agents

Second you can let them know that you are interviewing multiple agents. Agents should assume or ask you if you are interviewing other agents

Third  Consider the experience and level of confidence you feel about them

Fourth getting your price is important to you

Fifth   The number of listings  aka inventory and direction of the market indicates a confidence level that lenders are comfortable with

Sixth Open and regular communication with the agent you select is important
