@Alex Huang Hey Alex. East Bay market has been on fire since last summer. Whats your budget and goals (cash flow vs appreciation) for the investment property?

@Alex S.  My thoughts on the condo market assuming the vaccine roll out is complete by the end of 2021. 

Stabilized pricing for the rest of 2021. 2-3% appreciation for 2022-2024 and 4% appreciation beyond. This is assuming interest rates will stay artificially low (Jerome Powell said this will likely be the case). Offices reopening to at least 1/2 pre-pandemic levels. 

You can also try an off-market sale if you are worried about days on market/price drops. Good luck and happy to give further input if you have any questions. 

Hey @Laksman Veeravagu. I've worked with Belong and Mynd before, both reputable companies. You may want to negotiate rental payment protection with the eviction moratorium/current financial market right now in CA. Have you located a property?

Hey all. Super interesting to hear your thoughts on East Palo Alto market. I've invested in East Menlo Park and a little in East Palo Alto (12 home flips, 2 long term rentals) and curious to see where the top of the market is. With inventory down across the board in the Bay Area (especially sub 1.5MM) these markets may see a resurgence this year although permanent work from home status may push people into Fremont, Newark etc which have better elementary/middle schools. Happy to chat with anyone about my experience.

Yes, in these situations I've used https://www.myrental.com/. It's about $20 for a basic criminal search and seems relatively thorough.
