I'm looking for a good lead source for potential sellers that has the phone #s included with the addresses.  I'm currently using prospectnow and the strong-majority of their leads are bad numbers. I understand that there will always be a good amount of bad #s but with prospectnow around 80%+ (my personal experience) are bad #s. The goal is to call on the leads to buy as investment properties. Any help would be greatly appreciated!

Hi Patrick,

I live locally in Charlotte and have 2 SFHs that I've purchased in the last 2 years and both of them hit the 1% rule. I purchased one off-market and one on the MLS. What I've found personally is that it's far easier to achieve the 1% rule in C type areas, which is usually the case in any market. Also, being able to buy a house that needs some work before renting it out helps a great deal. Good luck!

@Jacob Kelly Make sure you research the properties they are selling live at the courthouse. Those properties can have liens/past due taxes attached to them and you aren't able to find that out on the spot. If you buy a property and it turns out to have money owed on it you are stuck paying it. If you back out after the fact you lose the 5% (I'm pretty sure that's the mandatory downpayment) that you put down on the spot.  It can turn a great deal into a nightmare! Good luck.
