I'm a new investor looking to get into the world of tax lien and tax deed investing in Maryland. I'm having some difficulty when it comes to researching properties and narrowing down which county to invest in. Thanks for any feedback!

I'm looking at duplexes in Cleveland priced anywhere from 60k to 120k (changes with the neighborhood), with rent to price ratios from 1% to some as high as 2%. I have a decent income and a considerable savings rate, but I still plan on having some reserves on hand anyway. Just looking to see what I should set aside monthly from rental properties to see true profitability rather than some phantom number that doesn't account for cap ex. Of course, each property could be very different, just looking for some generalizations to carry with me when analyzing deals.

I was referring to specific houses that are currently listed for less than they sold for a couple years ago, not necessarily the market as a whole.

Hello,

I'm looking to invest in multifamily properties in Cleveland for around 100k. Cash flow seems amazing, however, I am seeing some properties that have dropped in value over the last couple of years. I'm looking to avoid paying for a property that will go down in value! Any insights?
