The home is not his primary residence. My siblings are currently living in the house. 

What do you mean by there are no 40% long term capital gains taxes?

Good morning BP!

My wife and I would like to purchase my uncle's house in San Jose, CA. Is there a way we can purchase the house and he avoid paying the 40% capital gains tax? I would love to read some of your experiences and ideas.

Both of my grandparents have passed and my uncle has been the owner since 2015.

Hi BP,

My uncle wants to sell my grandparents' home in San Jose, CA. Is there a way I can purchase it from him and avoid the 40% capital gains tax? Someone mentioned possibly using a private loan to pay him and he "gift" it to me? Any information is helpful.

@AJ H. Thanks for your reply! My goal is to invest in a small multifamily that returns $150-200/door cashflow and in a appreciating area. At least 10% COCROI. I've been analyzing duplexes in Cleveland, but would like to know if there are any other areas that would meet my criteria. This will be my first rental. I'm brand new to REI, so any advice is greatly appreciated.
