In my analysis spreadsheet, I always allow for 10-12% and 3-5 points. I just got excited and sidetracked! I hope that there are not any investors that send money. Remember folks, that is why the Lender is on Title.

BEWARE - In my search for funding, I came across a person by the name of Randy Hinkle (anybody deal with him). The phone number that is never answred is in North Carolina. He offers loans for 5% and no points (OK, stop laughing). First he wanted a copy of my Driver Licence. I researched to see if a person can steal your identity from your Driver License, it seems that one cannot, so I texted him a copy. The next thing is - he wants me to pay $500 something for registration. End of line for THAT lender. Has anyone heard of such a thing?
