Hi tech experts

I have been keeping track of all contacts through Outlook, i am not a tech expert, and prefer simple easy to use programs.  I am seeking an easy to use CRM software program.   Does anybody have recommendations as to which program they have had good results with?  We have looked at Salesforce, Zoho, Really Simple etc.  Any recommendations will be appreciated.  Thanks Mike

Hi Alex in my opinion the current real estate market in Big Sky is just too hot to find cash flowing long term rental properties acquired with some leverage.  There is also is very limited long term rental property inventory.  We do own a number of great rental properties in Big Sky but have not bought anything locally for the past couple years, may need to wait for the next cycle.  Good luck Mike

Dear fellow investors

We have been researching the various treasury marketable securities with the thought in mind that we may divert equity currently held in low interest CD and money market accounts into a portfolio of marketable treasury securities.  We are comparing the various treasury bills, notes, bonds, FRN's and TIP's and wonder if any other investors have advice they would be willing to share regards to investing in these securities. The pros seem to be many, including low risk, interest income exempt from state and local Tax, high liquidity, short term investment.  Please see link to the treasury direct website below.

Hi Eamonn

Thank you for your very detailed and helpful response, your advice is most appreciated.  You have already provided a great deal of information and we do not wish to take up more of your time.  However if you or anyone else can offer thoughts on the following questions, we would be very grateful.

In one of the opportunity scenarios we are considering,  we may lease land for custom grazing, however we would be responsible for installing perimeter and cross fencing for the pastures that we will need for our herd.  In this case, are we able to depreciate fencing and or other equipment that we purchase and install on someone else land?

We are seeeking an agriculture tax expert for consulting purposes, preferably a CPA who is familiar with MT and the bison producing industry.  All referrals are welcome.

Hebgen Lake, MT residential development property for sale. We have a beautiful Hebgen Lake residential development property that we have decided to offer for sale. The property is located 10 miles from West Yellowstone on Hebgen Lake, which borders Yellowstone park. Over 90% of the lake shore is private, forest service or state land so there will never be more development, these are stunningly beautiful very hard to find parcels (2 x 3 acre parcels adjacent to 8 acres of open space). We acquired the property recently to build our own family lake compound, however we have decided to sell the property to finance a new ranch property we would like to acquire. We are interested in diversifying our investments and investing in the live animal production agricultural sector in MT and or surrounding states. We are presently considering cow/calf live stock production with the goal to acquire ranch land suitable for a 1,000 animal unit operation. Initially we will lease ranch land and contract with a cutom grazer to raise our herd(s). Once we have a herd and calf crop that is sufficiently productive to finance the operation we will acquire the ranch land. We are also considering starting our own retail brand or partnering with an existing brand to market and sell direct to consumers. My question is: how do the tax incentives for an agricultural operation as described above compare to investments in multi family housing? The big question is related to depreciation, since a lot of equity will be tied up in ranch land, which is non depreciable; are there other tax incentives that sweeten the deal? Any comments are welcome.
