So after diligently saving and investing in stocks for a few year, having both good and bad years, I hit the low 5 figures. a great mile stone for a guy in his late 20's who came from a poor family. 

Bigger pockets has been instrumental to starting my journey!

So now ive now been through a parade for networking events where the host wants you to go wholesell for them, mingled through rooms full of people who are much bigger fish than me, or are offering hawkish deals to newbies. when i did find a good fit for me, the deal fell through several times and the other players found other deals.

Looking for guidance from those who live or invest in the Houston,Tx area

Following the advise of our BP podcast overlords, GO FIND DEALS & WORRY ABOUT THE REST LATER.

Ive built a monster of a lead generator, dont know what to do to close the deal.

looking for a partner who would take half of my deals and show me what to do.

15% or higher for ROI (for single family or multifamily) and 100 - 200 Per unit Cash Flow from on Multifamily or 200 - 300 Cash Flow for Single Families. 

for guys like you and me we Will find difficulty Projecting or exiting Negative Cash flow properties and cant tolerate the razor thin margins of less than 100 cash flow when we are new to the game.

In regards to tools, use har.com is the best for us. a few others out there for none realtors. If you have a good realtor (and you're ready to do a deal) they can set you up on auto Alerts from MLS for properties that fit your criteria.,

Hope this helps, I'm a Newbie hunting for a deal, so I'm just telling you what my close personal Friends who have done deals tell me. we have lots of pros here who can advise you better than I can!
