I've heard once you get your real estate license you must wait 2 years until you can break off from a "Keller Williams" company and go on your own. Is this true? I've decided to get into wholesaling and understanding the hustle behind it to work my way up to flipping and then buy and hold. I only want to get my license to get access to the MLS but I don't want to get involved with a real estate company. Can someone provide some feedback to this?

Seller financing comes in when the seller doesn't have enough equity to hire a real estate agent, or doesn't want the hassles of fixing up the house or needs to sell right away and doesn't have a lot of choice. Seller financing is the only way I buy and I find that it is a small percentage of people who are trying to sell. There are plenty of opportunities nonetheless and most people just don't take the time to learn how to find them.
