@Tim Lounibos  well it's been different tenants at different times. I had a few that were 3 months behind and would catch up with a stimulus check.. But I also have had aprox 14 tenants stick me with 107k in unpaid rents in 2020, altho all but 6 of them have moved out, and I'm working on evicting 4 of the other 6 using some of our new state laws.

@Jordan Berry   I do want to purchase more; it's been on my mind, and I've been looking around locally. It is my understanding that I may be able to use an SBA loan on something like that as well.

@Tim Lounibos  we currently have 129 rental units and a laundromat.. I've got to say, I've enjoyed the laundromat through Covid and eviction moratoriums  lol

@Patrick Bavaro  You CAN DO IT!!!    Keep looking for deals, and reading and listening to podcasts all the time!!  You'll do well.  When I was saving money and listening to podcasts, and working my side hustle so I would have enough saved, I would go on all the Real Estate Listing sites and try to evaluate deals using the knowledge I was learning from the books.

@Patrick Bavaro We have 136 units now, and a laundromat.  We also have another 9 units under contract that close on December 31st at seller's request.  Other than that, we're just working to upgrade units for better rents, we have some partners/investors hat are working with us as well. @Rohith Janga has partnered with me on quite a few ventures t It's been great!  We're full steam ahead.  Not bad for our first 2.5 years so far.

@Brett Kash  I suspected that would be the case.  I have some experience with mailing campaigns in a different career, and I always had better response rates with the letters as well.
