Small multi-family (2-4 units) buy & hold investment.

Purchase price: $915,000
Cash invested: $915,000

Solid 3 Unit in Victorian Village near The Ohio State University. The brick built home has a 3/2.5, 1/1 and a 2/1.5 all with a garage space.

What made you interested in investing in this type of deal?

We were able to get a great contract on a condo-hotel unit we were trying to unload for 15 years. The market made it possible and we actually used a 1031 to defer depreciation even though we closed for less than we bought the place for back in the good old days of 2015. In the process we bought out 50% partners and now enjoy great cashflow and look to place a loan on it once the lenders start to get hungry now the feeding frenzy seems to have ended.

How did you find this deal and how did you negotiate it?

We kept a great relationship with the agent who we bought our first Columbus four unit from back in 2021 and he was able to bring us an off market listing just in time for us to complete our 1031 exchange.

How did you finance this deal?

Paid Cash, but looking to re-fi when I see 5% money.

How did you add value to the deal?

The market rents were low and we are already increasing two of the month to months with raising one and leasing new to another.

What was the outcome?

Too early to tell, but we want to clean it up and make our renters happy. We likely will re-fi, use the funds for another, and see this one in our portfolio for years to come.

Added to our collection with a wonderful turnkey property in the Sunset Park neighborhood of Santa Monica. Was able to close a loan with David Green's One Brokerage and Allen Marshall was great. I must say, however, "rent control" is fascinating! Looking to add another four unit in the same area if anyone is interested in dropping us a note.

What made you interested in investing in this type of deal?

We earn our income assisting others with their investments/second homes in Key West and are now investing between Santa Monica (for potential appreciation) and Columbus Ohio (for stability and cash flow). This is our first in the LA area and we look to add more A+ four unit to our portfolio.

How did you find this deal and how did you negotiate it?

We used the services of the listing agent to help us win with two other offers. Given the market at that time, we had to strip the offer of contingencies and pay over asking.

How did you finance this deal?

We used the One Brokerage and were able to land a 70% loan.

How did you add value to the deal?

Since three of four units were totally renovated we only need to work on one in the future. There are five garages for four units, so an ADU is a potential down the road. Our biggest win will be utilizing cost segregation for advanced depreciation in year one which at the moment looks to be offering approx. $235,000 tax savings.

What was the outcome?

We have an A+ asset in an A+ neighborhood with garages for all. Now, if we can get the rent control under wraps.

Allen Marshall and the One Brokerage for our loan. His team was great.

Great conch classic located one hundred steps away from Mile Marker Zero. Currently leased to our Keller Williams Franchise and in one of the higher locations on the island (yes, a big deal). We get the office space, centrally located in Old Town Key West, and own a historical gem at the same time.

What made you interested in investing in this type of deal?

We wanted to own our business space so we were not kicked out by others or rising rents.

How did you find this deal and how did you negotiate it?

Commercial is interesting to say the least in Key West. My wife secured this lead while sitting in the salon chair with the owner getting his nails done two chairs over. The owner was a husband to another real estate agent on island and apparently getting a divorce. Our ability to close quietly was Seller's main concern. We allowed a lease back to his law firm for a year while we organized our new business venture to occupy.

How did you finance this deal?

Commercial loan through the regional bank. We had to bring our other business bank account over to complete the deal which was no issue.

What was the outcome?

We paid off the loan and enjoy a sizable monthly income. The loan payoff was strategic as the windstorm insurance become overbearing and any loan needs that coverage. Now we sell insure and keep our higher loan limits in states where insurance is not so pricey.
