Niche: Buy & Hold

Strategy: House-hack 1st investment 

Challenge: Expensive area (Bay Area)

I want to start my real estate investment by using the house-hack strategy for the first investment. I am open to a duplex or triplex. The issue is I live in an expensive area to start looking for this type of property that demands a high down payment. I want to move fairly quick with a second property without having most of my money tied with the first property's down payment.

How do I go about this?

I'm looking to use "house-hacking" strategy as my first property investment somewhere in the central valley area, CA. (Tracy, Manteca, etc.) Some tips and advice on this strategy would be appreciated based on experience.

I'm looking to buy my first investment property in San Diego for my brother to live in along with 2 other renters. All 3 are Officers in the Marine Corps. and will be stationed near Camp Pendalton. I thought It would be the perfect scenario to start my real estate investment because I will have reliable renters. Can anyone familiar with the area or familiar with this similar situation offer any advice in going about this?

First learn your local market as much as possible before going out of state.  I invested in Chandler, AZ, had both good and not so good experiences in the past three years, but it helped me to learn how to work with property managers, tenants, and contractors.

For bay area in general, everything is expensive but I believe rentals are in demand and with interest rates still low is investing in these expensive properties in our city worth it?

Also, why did you decide to invest out of state?

Bay Area Investors

Its clearly a sellers market. Here in the Bay Area, Houses (single family) are really expensive. Is it a good time to invest in a rental property? Interest rates are still low, should I take advantage? If so, what strategies or route would you follow?

How is North Carolina? The market... Its terrible here in Bay Area California, I make decent but still feeling the scarcity because everything is just expensive. On the back of my mind Im looking into other states

I'm 28 living in Northern California Bay Area.  Im fascinated with real estate investing and currently in the learning phase. I signed up with Bigger Pockets to network and gain knowledge with both new and seasoned investors.
