I am in a similar situation with my home. I travel quite a bit for work and no longer live full time in the city where I own my home. Its a tough market but I still have a good chunk of equity in my home. I am currently renting the home out for about break even, but I am contemplating selling the home and maybe buying up a multi-plex. Not sure what I am going to do as my current tenants treat the house well and I don't worry about much, but it would be nice to have some cash flow.

So I have been on the blog about 2 months I've been meaning to post an introduction but haven't gotten around to it, so here it goes: My name is Michael Corona,I am 26 year old project estimator/ project manager for a heavy civil construction company here locally here in Southwest Arizona. I really enjoy what I do. I found biggerpockets.com when looking up refinancing my current mortgage and I have been hooked ever since. I have always been interested in flipping houses or buying and holding properties even read a book or two when I was 23 but looking back at it now, those books were more of a pie in the sky dream than an introduction to the reality of real estate investing, this website has made real estate investing much more feasible with tangible advice on how to break into REI.
I got my feet wet in real estate by purchasing my first home about 2 years ago and that was a great learning experience and I was able to see the process of escrow and closing.
I'm looking to start a website, Bigger pockets had a great blog post about building a website a few weeks ago and that made it seem possible for me to do it myself rather than paying someone to do it for me. I am also purchsing list from listsource.com on absentee owners and start a yellow letter campaign, I have someone to stuff mailers for me which is a plus. The market has cooled off the last year and you really have to grind to find potential leads here. I feel like more than anything this leaves some wiggle room for me to squeeze into a hot Arizona market.
I have quite a few connections in the area, one from the bigger pockets website actually, but the majority are just from living in the community as well as being a professional in the construction industry. I don't currently know of any REIA meetings happening, but would love to attend if I had any in the area.
Anyway, would love to connect with as many people as possible especially in my area. I would love any advice and hopefully will be regular contributor to the forum. Thank you www.biggerpockets.com for such a great resource.

Why don't you look at wholesaling or partnering with a local investor, if it truly is a great deal, the money will find you, I hear this over and over on the bigger pockets podcast.
