This is close to rental amounts as what I posted does include a utility allowance. But since we know the process very well, we are able to 9/10 get rents than these amounts.

New to BP forums but I've leased Section 8 properties here in Marion county (Indianapolis) for 8+ years. I’ve seen this exact document get updated several times but this is a first! You can buy a single family or duplex here in Indianapolis and using these new Section8 voucher amounts, rentals here in Indianapolis are fantastic investments! And these are base numbers. Don’t let the tenant have a little Social security or part time job income…that makes these amounts even more!

A few things I learned while leasing section8 properties here are.

-There are GOOD people that take care of property who are on section 8.

-Section8 tenants typically live in properties several more years than market tenants. (Less turnover)

-Property doesn’t have to be immaculate on the rehab or fully updated for a quality tenant to rent it.

- 2-4br single family homes are super desirable among voucher holders. 

Buy and hold some property in Indy!!!!!

accepting section8 in marion county, IN is likely the best long term rental play here in Indiana~

46229 is a decent area for rentals especially single family homes that you would accept section8 on. We are seeing higher than market rents with section8 right now in Marion county!

Hey! My name is Mia, New to BP forums! But glad I saw your post! We love leasing section8 rentals here in Indianapolis! Marion county is a great place to have section8 rentals. There's such a need for decent housing among the voucher holders here!

One thing for sure is screening the tenants is going to be key. There are GOOD people who have vouchers that take care of property and stay longer than most market tenants, less turnover with section8. 


Plus we are seeing higher rental rates! Single family 2-4br homes are HOT right now! if a home has 2bathrooms consider it leased with a quality voucher holder quickly! Tenants usually pay all utilities and their own deposit.
