Takes more than an attractive short term iRR to convince me to flip, but I would consider exiting by offering a year+ lease with option to buy.  Now its a long-term cap gain with no vacancy as the buyer gets a mortgage and no realtor commissions.

I work for Exxon & the amount of people we have moved from around the country to Houston is unreal. The area around the campus has seen tremendous appreciation from the influx of people buying/renting homes in that area.

Third Ward is a great area due to the proximity to downtown, restaurants, UH, TSU, & multiple freeways. The East End is another due to the revitalization efforts. Plenty of areas to invest in Houston. 

@georgesarianos, did you hear anything back from Aurelian?

The thing that bothers me most about Flipping Vegas is that he sells each home at the open house. That can't be realistic. I'm assuming that they only air the ones that he sells on the first open house. I like Flip or Flop the most of all. It includes all of his holding costs in the numbers. Most of these shows don't show that. Plus he's had multiple properties that sat on the market for an extended period of time. It seems the most realistic to me.

My potential partner is a family friend who seems willing to provide the capital. We've just been 2 ships passing in the night lately & have yet to meet up to discuss it in detail. Unfortunately, I don't have any family members with that type of capital to loan out.

I can't remember how to @ a person on here. I may have a partner with the cash. I didn't consider opening up a line of credit.

I believe it's just been confirmed to be at Dogwood in Midtown.

I recently met with a wholesaler here in Houston who is also partnered/owned by a hard money lender. They told me that I should have $30k liquid to be a viable applicant. All of the wholesaler's deals are preapproved by the lender. I may have a partner who's willing to front me the downpayment for a deal. I guess my real question is this; if I don't personally have $30k in liquid assets how do I go about getting approval from a hard money lender?
