Woodlands TX - Good opportunity?

I'm a first time investor looking at the Houston area.

Does anyone have thoughts on Woodlands? See 3 bedroom SFR near the schools for about 300K that rent 2500-2900 on craigslist.

Mortgage $1000

Taxes $500

Insurance $105

HOA $275

About 1900

Which means at 2500 I could still return $600/month?

Please rip this idea apart as much as you can.  Sounds too good to be true?

The Woodlands is a great city with one of the best school districts in the country. Do not forget to add your CapEx to your calculation and whether or not you are going to outsource property management and any other operating expenses. Good Luck!
