Yes, if you have the address and the town, start with the town field cards and gather the information for the owner. Take the name you get and go search for them using places like fastpeoplesearch and true people search.

Hey Nick,

Congratulations on your purchase! I agree that having a good tax strategist is more important than their location. Unfortunately I don’t have a great recommendation locally and have been searching for a while. 
Talk to your CPA but if you are trying to offset your W-2 income with the rental losses, you will need to be fairly involved in order to count the losses against your earned income.

No, you cannot break the lease unilaterally because you want to sell the property. The tenant’s lease gives them protection from this scenario. If they are tenants at will, you can provide notice and have them move out.

Short term regulations on cape are pretty lenient and none of the towns have banned them. Right now only some towns require a registration and small fee. Plenty of cleaners, etc. Keep up to date on the new title V regulations coming and the impact they may have. The other comment about flood zones is very appropriate for this area. I have seen a few folks get really fouled up with the FEMA regs.

Yes you can back out during the inspection period but Be careful of the contracts you’re entering into if you have no intention of closing the deal yourself. If you have no intention or ability to close, you’re locking up someone’s property and brokering without a license to try to resell it.

Plus think about the showings and how your agent will need to facilitate showings to bring in new buyers.

Check your own state but here in MA we have a one year warranty for work to be free from defects and performed in a workmanlike manner.

We get commercial loans through small local lenders. They want to invest in the community and the people in the community and will keep the loans on their books for the entire life of loans.
