@Cody Collins I would buy a small 2-4 unit property, use a FHA loan to utilize the 3.5% down, live in one of the units (while updating it), rent out the others on a month to month (so that you can move out of the one you fixed up, then move into the next unit to start fixing up), then raise rents once all units are fixed up, put tenants on year leases, refinance (pull most of your money out that you put into the deal) and repeat :)

@Jared Sandler thank you for the information and the break down, I really liked how you laid that out :) And gives me an idea of what type of red flags I should be aware of when meeting with new HML's that want to meet with me.

@Rachel Avery I am not sure which state you are in but BiggerPockets does provide lease agreement packages per state. Go under "Tools" then "Services" and then "Lease Agreement Packages". But honestly, I protect myself even more by taking that package and emailing them to my attorney to look over those documents for me and make sure that they are not missing anything because it seems like things change all the time in the landlord space. Can you explain a little on how these sales work? Can you share what you ended up paying for those 2 parcels?
